Represented the seller who was an investor who specializes in acquiring homes through foreclosure. This particular home was slightly rough around the edges with deferred maintenance and was located in a community that had a lot of upside but also was moving relatively slower.  We priced the home on a range price with the upper end over what the market suggested.  in just under 30 days we brought in multiple offers twice, got it under contract with one buyer, had to cancel, then brought in multiple offers again and through expert negotiation, we were able to secure a sales price $25K over list price.
