Welcome back to the Pacific Sotheby’s Realty blog. In our last post, we had just started talking about how helpful it can be to get ahead of things when you’re putting your house on the market. The only one that we were able to get through was minimizing the clutter in your home, which is an incredibly important one, though not the only one. Today we will continue to visit a few of the things that can make putting your house up for sale much less stressful.
Schedule an Inspection
If this isn’t your first time dealing with a luxury home for sale, then you know that an inspection is an inevitable and necessary part of the process. This specific step is one that has happened after people have visited, put in an offer, been accepted, and are planning on closing the deal. The thing about the inspection falling here is that it usually has some unexpected results that show up and tend to sway the buyers, or the selling price.
One of the things that we suggest doing is scheduling an inspection before you put your house on the market. This is beneficial for a few reasons.
One: General Idea
By going through an inspection of your home, you have a general idea of what it is that an inspector is going to be looking for. This can save you tons of time and money from projects that you think might be valuable, but don’t wind up that way in the long run. Another great reason is that you can see your score, which leads us to point number two.
Two: Your Score
After having an inspection, you know exactly what any person that is looking at your house will find. They will provide you with issues that might come up, things that people could counter the selling price with, and on a more positive note, things that are in incredible condition and can become focal selling points.
Three: Bring It All to Surface
Being able to look at the issues with your house can be both overwhelming and relieving. It’s nice to know exactly what they’re going to find when they go looking through your house. One of the main reasons that it is incredibly nice to do this is because it brings all issues to the surface, giving you a chance to make them right. If they say that your air ducts are leaking, you can determine whether or not having them updated is a fix that you want to make. Or maybe, your appliances are brand new, and that’s something that you can increase the selling price for because you hadn’t factored it, which is super helpful! There are plenty of pieces of information that will come to surface that you can make the most of.
Regardless of what the results of your inspection are, you can feel confident and prepared when it comes along later down in the process. By knowing what the answers are, you can create a selling price that you’re set on, but also eliminate the amount of surprise that often does come with the inspection process. In doing so, you will see that the process of having a buyer agree, and knowing flat out that your selling price is where you’d like it to be without any bargain, can make the entire paperwork process much easier, and save tons of time.
